What is MLS Grid?

MLS Grid solves a coordination problem rather than a technical one. Its proposition, summarised as the power of one, is a single data feed and licence covering every participating MLS for IDX, VOW and third party vendor use.

The problem it addresses is genuinely painful. A technology vendor wanting to display listings across several markets has historically needed a separate licence agreement, a separate data feed and separate compliance obligations for each MLS, which multiplies legal and engineering work by the number of markets rather than by the amount of product being built.

Both sides benefit differently. Participating MLSs reduce expense by sharing licensing and compliance overhead across every member of the Grid, while retaining control over approved vendors and their access to listings, backed by quarterly compliance audits of the websites displaying those listings. Vendors get one standard licence agreement, one data feed and one compliance regime.

The quarterly audit is what makes the arrangement work. An MLS surrendering direct control over vendor relationships needs assurance that shared enforcement is real, and scheduled audits of displaying websites provide it. Pricing is not published, since participation is arranged between the Grid and member organisations.
